The living room centres around a fireplace, with a separate dining room that seats ten and a library adding a nice, unhurried touch. The kitchen is fully equipped for proper cooking, well beyond the basics. Outside, a private swimming pool measuring fourteen by five metres sits within landscaped gardens, and a shaded pergola provides a good spot for long outdoor meals. There is also a barbecue for evenings spent outside.

Wi-Fi, heating and air conditioning are all in place, and on arrival the pantry is stocked with local products including cold cuts and cheeses. Staff are on hand to share recommendations for excursions and local highlights. Additional services such as a private cook, daily housekeeping, laundry, babysitting, Italian cooking courses and wine tastings can be arranged on request.

The village of Istia d'Ombrone, about ten kilometres away, covers everyday needs with shops, restaurants and a pharmacy. Grosseto, the main city of Maremma, is a short drive further. The Uccellina Natural Park is roughly twenty kilometres from the villa, Marina di Alberese close by, and the thermal baths at Saturnia about forty. Villages like Magliano, Pitigliano and Scansano are well worth the trip for their wine bars and local food.
