Casale Rosa
A rare country retreat on the Tuscan coast, where historic farmhouses and exclusive beach access create a private world. Five bedrooms, fenced pool and a large flat garden await.
Tuscan Farmhouse with Exclusive Beach access
Tucked between the Aurelia road and the Tyrrhenian Sea, Casale Rosa sits within a protected stretch of Tuscan coastline where pine forests meet private beach access. This five-bedroom villa forms part of a small collection of farmhouses in an area shaped by Mario Incisa della Rocchetta, creator of Sassicaia wine. The property grants you a private entrance to one of Tuscany's most peaceful beaches, where the "Pinky Code" maintains an atmosphere of quiet refinement. This is the perfect retreat for those looking for a countryhouse on the seaside with complete privacy.

Description
The ground floor centres around a living room with fireplace that opens to a covered veranda, perfect for meals overlooking the gardens. A well-equipped kitchen with pantry and second refrigerator makes catering for groups straightforward. Three of the five bedrooms feature en-suite bathrooms, while two form a family suite sharing facilities. The master bedroom and second double on the upper floor both include air conditioning and private bathrooms.
Outside, a 10x6 metre private pool sits within maintained Mediterranean gardens filled with pine trees and coastal plants. Beach loungers and umbrellas are provided for your use at the reserved beach storage area, accessible within minutes on foot or bicycle via your private path. The property includes WiFi throughout and offers three hours of daily service five days per week.
From here, medieval Bolgheri and Castagneto Carducci lie just minutes away, while SuperTuscan vineyards dot the surrounding countryside. Natural hot springs, Etruscan archaeological sites and the wider Etruscan Coast provide plenty to explore between beach days. Whether cycling through pine forests to your private beach access or dining on the veranda after a day exploring local villages, the villa offers a well-positioned base for discovering this particular corner of Tuscany.
